Berlin Real Estate Market the Focus of Investor
Attention
PR Newswire
BERLIN, June 25, 2012
BERLIN
,
June 25, 2012
/PRNewswire/ --
Statement by Marc Wiese, Chief Executive Officer of
SANUS AG
"We are expecting rising prices and a very good return on investment, also in
the future.
Berlin
is young and emerging. Above all the eastern districts offer
investors attractive building land as well as objects with a high appreciation and
development value - conditions that have not been able to be found in
metropolises such as
Paris
and
London
for many decades. Moreover, the price
level in
Berlin
, with average rents of
EUR6.59
and square metre prices
averaging
EUR1.889
, is comparatively well below the national as well as
international market. These factors, combined with increasing numbers of
inhabitants and households as well as economic growth, are leading to an
exponential rise in demand for housing.
As a result, the
Berlin
transaction market is growing in significance
internationally. In the capital city alone, 83,000 housing units were traded last
year with this number set to rise. In this context we have been able to establish
that increasingly more individual development objects from larger portfolios
are being released. Relevant sellers are above all
Iceland
, Scandinavia and
Israel
. On the part of the purchasers, the market is currently characterized,
alongside wealthy private investors from within
Germany
, by the commitment
of private family offices who are stockpiling portfolio properties with a six
percent return. Furthermore, also the interest of institutional investors, such as
pension funds and life insurances has again increased strongly."
Marc Wiese was appointed Chief Executive Officer of the
Berlin
-based SANUS
AG in
September 2011
and commands 15 years experience as an international
real estate expert. After holding a variety of management positions at GSW and
BauBeCon, he was appointed National Director at Victoria Properties in
Copenhagen
in 2007. Marc Wiese would also be pleased to hold further
discussions with you.
SANUS AG is one of the leading real estate companies in the capital city. Their
core skill lies in the modernization and refurbishment of old buildings. As project
developers, the company also constructs numerous new buildings. Currently
SANUS AG is developing approximately 80,000 square meters of living space.
