Investing in Bricks and Mortar. Genesis Housing Fund Launched in Wake of US Housing Revival
PR Newswire NEW YORK, October 16, 2012
NEW YORK,October 16, 2012/PRNewswire/ --
After five years of decline US house prices are now beginning to climb off the bottom. The S&P / Case- Shiller home price index has seen five consecutive months of house price increases. Other housing market indicators such as housing starts, inventory levels, homebuyer traffic are all pointing towards a trough in housing market activity. America's depressed housing market is receiving greater attention from officials at the Federal Reserve & government as they scour for new ways to ignite the country's recovery.
Genesis Housing Fund (http://www.genesishousingfund.com), a Limited Partnership is focused on buying, rehabilitating and leasing out distressed (foreclosed, short sales) Single Family Homes in the United States. The Fund is targeting assets in Charlotte, North Carolina and Atlanta, Georgia given high quality new build inventory, large pockets of distress and strong local demographic and economic drivers.
With house prices in the US off 35% from the peak and rental growth running at 5% annually, investors can earn 10%+ gross rental yields. Genesis's view is that present prices and valuations indicate now is the tim e to become an investor in US housing. The fund will be targeting homes in the$100,000 - $220,000price range in desirable areas with good schools systems where there is significant scope for capital appreciation as well as high rental yields.
Shyam Kumar, General Partner of Genesis Housing Fund says, "The investment proposition of the US housing market is highly compelling. The fund has been designed to enable investors to gain direct exposure to the US house price recovery. There will also be the value uplift generated when assets move from being distressed to non-distressed, as well as rental growth in an attractive & straightforward structure. Our unique insight into the US housing market, both from a top down and regional perspective stems from screening hundreds of homes in regional markets, analyzing the flow of inventory and the process of bidding and acquiring homes."
