A leadinglandlord insuranceprovider, Just Landlords, has launched a new White Paper that asks the question, 'Do UK Landlords Trust Their Tenants?'. Just Landlords carried out a survey of 300 UK landlords in order to find an answer to this interesting conundrum. The White Paper takes a look at the overall opinion of landlords with regard to their tenants and whether their tenants have caused any damage to their properties.
Richard Berridge, Managing Director of Just Landlords, has been quoted saying: "It's an interesting question we wanted to address since landlords across the UK must trust their tenants at first in order to actually allow them to live in their rental properties yet how does this relationship develop over time? Of course, if you have a tenant that is causing a lot of damage then trust levels will reduce, and vice versa."
The survey found that 34% of the landlords questioned actually trusted their tenants enough to allow them to house-sit their own homes. This clearly demonstrates that well over 50% of landlords would not trust their tenants in their own home. Meanwhile, the research also found that landlords in Northern Ireland and the North West had the lowest trust levels at 0% and 5% respectively saying they trusted their tenants. Conversely, the regions with the highest trust levels were the West Midlands with 56% and East Anglia with 64% of those surveyed saying they trust their tenants.
The White Paper goes on to analyse whether the amount of damage that is done is impacted by the amount in which landlords visit their properties and whether this has any impact on the amount in which landlords trust their tenants.
