You don?t have to be buying an old home in order to have a home inspection. Newly built homes can have
just as many construction mistakes and oversights as old homes. Whether you?re buying a home or selling
one, a home inspector can help you make sure that you?re making a sound investment or that the house is
of good quality before you put it on the market.
While a majority of business for home inspectors comes from examining older houses for crumbling mortar in
the chimney, a leaky roof and a bad furnace, they also inspect newly built homes for anything that might
have been overlooked or left out by the construction company laborers. For example, an inspector once
discovered that a heater contractor had made room for air ducts by slicing notches into the cantilevered
beams of the home?s deck. Had the homeowners ever put enough weight on the deck, there was a very real
possibility that the deck could have collapsed. It?s worth noting that home inspectors hardly ever find
mistakes that are particularly life-threatening. Many of them are simply keeping an eye out for issues with
the finish and fit of the home, the possibility of leaks, electric breakers that are mismatched and switched
cold and hot water lines.
New homeowners will be glad to know that a new home inspection isn?t very expensive either, especially
since the inspector isn?t looking for all of the same things that would look for in an older home. A used
home inspection can cost as much as $350 while a new home inspection can start out at less than $200. The
price is mostly determined by how large the house is, the features it has and the stage of construction it is.
As you?re looking for home inspectors, bear in mind that there?s a difference between an independent
inspection and an inspection by a municipal or county inspector. The county and municipal inspector will pay
attention to code compliance instead of the overall workmanship of the house. An independent home
inspector is the one who will take note of a missing baseboard, not a government inspector. Something else
to take note of is that even though a lender will ask for progress reports on how the construction of the
house is going, those reports aren?t the same as a full home inspection.
New home inspections are most often done either while the home is being built, before the owner moves in
or anywhere from 10 to 11 months after the owner has lived in the home. The reason homeowners often wait
so long is so they can get any necessary repairs they might need taken care of while their builder warranty is
still valid.
Certain builders, such as tract-house builders, won?t allow anyone who isn?t part of the construction crew
on site, but custom builders are usually more willing to allow home inspectors take a look at what?s going
on. It?s recommended that a custom home be inspected once the walls are up and everything has dried and
before the electrical section is put in. Doing it this way allows homeowners to see that all of the light fixtures
and outlets are where they should be.
If you?re about to buy a home for the very first time, make sure you allow an experienced home inspector
take a look at it before you move in.
