The 2.0 series is nothing short of amazing, which is why the subtitle is called The Wholesaling Bible. This is the only book you will ever need when it comes to wholesaling real estate. Included in this book are universal contracts needed to transact. Purchase and Sale agreements, JV agreements, assignment of contract templates, sms and rvm marketing templates and I can't forget to leave out buyer and seller scripts are included as well. Don't waste any more time! Go ahead and dive into this book packed with nuggets and gems that most will charge thousands of dollars for this information. There's no doubt once you start this book, it will be hard to put down. I'll be looking forward to seeing you at the wholesaling finish line.

Here we finally are, nine years later. Nine years later from the time, Wholesaling As Simple As Your ABCs was written and self-published by yours truly. The first version was released to the masses as a free educational tool. An introduction on how to get started in real estate investing. Get started in real estate investing by flipping houses with no money or credit. There’s a unique (legal) strategy that will allow you to do so. It’s been around for what seems to be ages. Wholesaling. Wholesaling Real Estate that is.
This strategy gives the common everyday individual hope that they can also participate in building generational wealth. And do it with limited resources. This is for all who want to make the commitment to start building a way towards financial freedom without having any money nor credit. And get this, it doesn’t require you to have a real estate license either. Wholesaling As Simple As Your ABCs (a free tool), has changed the course of countless lives all over the country. It has changed the course of countless lives for the better. And get this my friend, I was inspired to write it, after only being in business for one year. I must say that takes some balls to do. People who write books are usually perceived as the expert on the topic that they are shedding light on.
There’s one reason what separates the successful from the unsuccessful. They never conform to what others think. Who said that you need a certain number of years (experience) to write a book, or become an expert? The last time I checked, I serve one God and he told me (and you) that I can do all things through Christ. The reason why I wrote the book (Wholesaling As Simple As Your ABCs) is because I jumped out of the gate rather quickly. My 1st year in the real estate game, (without a mentor) I closed 15 wholesale deals on my own. No mentor. No coach. And I made a shit ton of mistakes because I didn’t have one. That’s what you call no fear my friend. I still remember to this day my first deal. I remember how the entire transaction went down. My net profits from that wholesale transaction was sixty five hundred big ones. From then on I was hooked. Within my second year of Wholesaling, I hired a mentor. That investment back into my business was the best thing that ever happened to me. For one, it gave me access to a multi-millionaire (I didn’t have a rich uncle nor mother or father). A multi-millionaire that every inner city family was familiar with, or at least heard of. He was known to have made all of his riches and wealth from real estate. And get this, he had become a millionaire in real estate before the age of 30. Just a few short years later, I was able to connect with him. And when I did within my second year, I closed to the tune of 70 transactions as a solopreneur. Not only has he been a mentor to me. But over the years he’s also become my business advisor, as well as a good friend that I now consider family. It’s quite ironic how I went from the mentee, to actually doing deals with my mentor. And making a shit ton of money together. To this day we are still seeking the right opportunities together that we can profit from.
This would be a great time to share with you, everything I’ve been able to accomplish in the past 10 years (full time) as a real estate entrepreneur. I go by the name of TJ Hines ( @reigeekswagg on IG ) , formerly known as Mr. Flipper House on YouTube. My real estate journey has been just that; a journey. Down below I created a brief timeline of my 10 year journey. I thought it would be good to share it with you before we got into the thick of things.
□ 2011 - 2014 400+ homes successfully wholesale’d in 3 different markets (Tampa-ATL-Memphis)
□ 2012 Self published author of “Wholesaling As Simple As Your ABCs” Honored in my local town community paper for my service in the community of helping many homeowners through the recession. Check it out here .
□ 2013 Launched YouTube channel “Mrflipperhouse” nearly a million collective views last time I checked
□ 2014 Self published best seller on Amazon “Virtual Wholesaling for Dummies” Honored again by my local community for continued efforts in the community
□ 2015 - 2019 Fixed and flipped 123 homes from distressed, rehab to retail.
□ 2017 Self published “How to Protect Your Assets and Preserve Your Hard Earned Capital” on Amazon.
□ 2019 Participated in my biggest deal to date, which was a $35,000,000 transaction. This deal was a 200 unit apartment syndication. I’m a proud equity owner in this deal with other investors collectively and guess what, I did it without my own money.
□ 2020 Launched Digital Clients Only, a company that I’m a partner in. Spent the entire year getting it off the ground. Delegated everything now I have equity in the business for doing so
□ 2021 Overseeing passive real estate investments Relaunched the wholesale division of our company Swift Home Solutions, Llc. Launched REI Geek Swagg, Llc, a Real Estate Investment Education Company. And oh yeah, let me not forget I created many meetups that were held on a monthly basis right here in my backyard. Educating the community on how they could invest in real estate creatively. Well, that’s (part of) my journey. Thanks for allowing me to share it with you. Before you dive into this book, there are a few key points I want you to know. The most important asset you own is located right between your two ears. Your mind. You must protect it. Protect it at all costs. You see, as I started to grow outward in my personal development, I realized two things. Not only did my income grow outward as a result of my personal development, but the biggest thing I realized was the difference between people who achieve massive success and the people who accept what life throws their way, is all mindset.
Analyze Yourself: What’s your belief system (has it gotten you what you want out of life)? What are you telling yourself when things aren’t going your way? How do you react? Do you give up easily, because you haven’t seen results when you expect them? (And if so what you have you gained by giving up) Are you willing to become uncomfortable in learning and trying new things, so that one day you can live comfortably? What are you willing to sacrifice (tv happy hour toxic relationships) ? Why real estate? What’s your ultimate WHY (once you define this now you have purpose)? Are you willing to develop yourself by all means necessary to bring your dreams into your reality? What’s the overall goal (making a hundreds and millions of dollars is cool but it has to be more than just that)?
These are all questions you need to ask yourself, before spending any precious time moving forward. Because here’s the crazy thing my friend, no matter what strategies you learn by reading this book, if you’re not fortified to handle obstacles, trials and tribulations that are inevitable (meaning take massive action)... Let’s just say in my 10 year journey, I’ve seen many come and I’ve seen many go.
Why NOW Is A Good Time to Get Started In Real Estate
In fact, anytime is a good time to get started in real estate. As a creative real estate investor, you’re able to make money (thrive) when the market is up. And you’re able to make money when the market is down. What’s crazy is, you’re able to thrive more when the market is down. Can you believe that? Usually when the market is down, many people are moving in fear. They’re moving in fear due in large part to the media. Let me give you an example. Anytime the (stock) markets are not doing well or real estate, the traditional media has its way of letting us know that. The media will broadcast news to the world creating uncertainty. They say things such as, the markets are not doing well. They’ve tanked 30-40%. Anytime uncertainty looms, fear, as well as a crisis usually follows. Unfortunately for those who panic and are not educated about how the markets work... you know what happens? People panic and they sell off what assets they have to stop the bleeding. Not knowing that ALL markets move in cycles. The reason why most people are not successful investing in anything is because they can’t stomach the ups and downs in the market. You have to think long term. The smart savvy investor knows, if the market does bottom, there’s only way it can go; up!
In a down market for real estate, this is when the biggest transfer of generational wealth happens. Investors are able to grab real property for literally pennies on a dollar. Same thing with the stock market. When the market is down, that’s when it’s time to buy more. Not sell (duhhh)! There are so many homeowners that need help in a down market. They need to be educated. And if you do a great job of educating them, you’ll play a part and become a recipient in the biggest generational transfer of wealth. As I’m currently writing this (August 9th / 2021), the markets are thriving. We’re experiencing something that we’ve never seen before. We are on the longest bullish run ever, since the last greatest recession (2008 -2009). Even within my own circle of influence, we’ve been waiting for the market to bottom (what goes up must come down) for the past five years.
Collectively we feel it’s not far away and we’re here. They just extended the eviction moratorium until September 30th. Where Landlords can now rightfully evict those tenants that have not paid rent in the past 18 months! There are eight million Americans who are in default and behind on their mortgage.
