5 Reasons to Get Going on Your Hunting Lease With the end of August fast approaching, hunters across the country are already looking forward to autumn hunts. Some of the best hunting of the year occurs between late September and late November, especially when hunters have their own exclusive properties on which to pursue their game of choice. Any hunters thinking of a hunting lease for this fall need to get going on securing that lease right now.
Hunting leases are ideal for maintaining exclusive hunting grounds in the most attractive areas. And thankfully, leasing land to hunters is becoming increasingly lucrative for landowners looking to help defray the costs of maintaining their properties. That means there is no shortage of good land for hunters willing to look. The following five reasons explain why hunters should get going on finding and acquiring hunting leases now, while summer is still in play: 1. Best Properties Go Fast At the top of every hunting lease wish list is finding the best piece of land possible. But as with anything else, the best properties go fast. The longer hunters wait to start looking for leases for autumn, the fewer choices they will find on the table. It pays to be the early bird. 2. Sending the Lease to an Attorney Second, let us assume a group of hunters find an attractive piece of property and an owner willing to lease. That group needs adequate time to get the lease document to an attorney for review. Remember, you are looking at 5 to 10 business days on average. If the group's attorney requests changes to the lease, the lease has to go back to the property owner and his or her attorney. This back-and-forth can take some time.
3. Recruiting Additional Hunters There are times when the perfect piece of property is just beyond the budget of a small group of hunters. Provided the property owner is fine with increasing the size of the group, its members may need time to recruit additional hunters whose financial contributions would make the lease affordable. Such scenarios are common among small hunting groups just getting started. 4. The Need for Hunting Lease Insurance Next, a group of hunters looking to arrange a hunting lease also need time to shop around for insurance. Hunting lease insurance is not an option, by the way. TheAmerican Hunting Lease Association says that nearly every lease calls for either the hunting group or the property owner to have some sort of insurance in place; most make it a requirement for both parties. Not having hunting lease insurance is never a good idea. 5. The Need to See the Land Last but not least is the need to see the land hunters are thinking of leasing. While seeing a piece of property could be done in mere hours, it can take time to coordinate everyone's schedule to find a common day and time. And if one piece of land is not acceptable, the group needs time to look at another. Not having enough time to take a good look at land choices can mean making a rushed decision that ends up not being in the group's best interests. A fall hunting lease is a great idea. If you are hoping to find a good piece of property in your local area for the 2017 season, you should be working on it right now. You will want to have a piece of land in place well before the onset of autumn so that all the details can be worked out in time for your first hunt.
