PRE-APPLICATION CONFERENCE INFORMATION (July-2010) The purpose of a land use pre-application conference is to provide an applicant an initial review of a proposed development application. The conference is an informal meeting with Clackamas County Development Review staff members and other affected agencies. The main objectives of the conference are to provide a preliminary review of the proposal for compliance with all applicable development standards; identify significant issues; assist in identifying design alternatives; explain the submittal requirements and outline the review process, timelines and costs associated with the application; and answer any other questions. A pre-application conference is required for any Design Review applications. For all other types of land use applications, pre-application conferences are not required, but are highly recommended. Cost: Please review our fee schedule at http://www.clackamas.us/transportation/planning/fees.htm . The fee will be credited to an application, based specifically on the pre-application, when submitted within one year from the date of the pre-application meeting. When: Pre-application conferences are held on Tuesdays for Conditional Uses and Wednesdays for all others between the hours of 9 a.m. and 3:30 p.m., as necessary. All preapplication conferences are scheduled and coordinated by thePlanning Division staff. In order to be considered for a preapplication conference, you must submit a completed PreApplication Conference Request and provide the required documentation as listed on the form.Preapplication conference materials can be delivered or mailed to the Planning Division.Once the Planning Division has received and reviewed your completed preapplication conference request and materials, you will be contacted with a date and time for your preapplication conference.If you are not contacted within 14 business days of your submittal, please contact the appropriate staff member to schedule your conference. The plan should be on paper no smaller than 8 ½” x 11” and no larger than 11” x 17”.If warranted by the size of the development, large plan sets may be submitted.A site plan should at least provide information on the following items: Existing and proposed lot lines, lot or parcel numbers, and acreage/square footage of lots. Dimensions of all illustrated features (i.e. all structures, septic systems, driveways, roads, etc.) Significant natural features (slopes greater than 20%, geologic hazards, wetlands, drainage ways, rivers, streams and tree groves, etc.). Existing easements (access, storm drainage, utility, etc.). Existing development (dwellings, outbuildings, septic, etc.) on site and on adjoining properties. Contiguous properties under the same ownership. General predevelopment topographical information (minimum 10’ contour intervals). Location of utilities. If redevelopment is viable in the future, a redevelopment plan should be included.
