THE PURPOSE OF this book is to help ordinary people make extraordinary money through real estate.
I have spent 30 years working in this business and learned a lot of lessons along the way that can help save you time, energy, and money to reach your goals. I teach basic principles of how real-estate appreciation, added value, and creating value work together in the real-estate world; without these tools you don’t understand how to make money with real estate.
It is very simple once you get the hang of how the real-estate industry works and how the public relates to real estate.
As a new investor in real estate, there is so much information out there that is unpredictable and simply not true. Many of the people that put out this material are simply information salesmen; they do not have actual hands-on experience with buying, selling, leasing, etc.
My wife and I are both in real estate, and we met a young man that had taken $100,000 worth of courses he literally spent a hundred grand and had not bought the first property. He was told to look for the perfect deal and, in the meantime, he had spent so much money in courses and training material that he could have been well into the real-estate game even with a few mistakes.
This business is simple: you must get in it to profit from it! You must take risks to get rewards! No one will give it to you when you don’t even get in the game.
We cannot be afraid to take risks. Life is a risk relationships, jobs, and children; there are always risks to anything you put your time into.
I have made several charts to help you visually understand what I’m trying to convey. I’m at a point in my life where money is not the object it used to be.
I hope to help many people better themselves and their families with this book. Whether I sell one book or 10,000, it doesn’t matter to me.
This is my first book so please give me a little grace; I’m much better at Real Estate than writing.

Frequently Asked Questions for New Investors: Who is the author of this book and why is it important to listen to this advice? The author is Steve Ross, he is a real estate investor who has more than 30 years of experience in all types of real estate from single family, multifamily as well as retail/industrial. He started with only one property which was valued at $8,000.00 and has grown his portfolio to over $100 Million in assets. Do you need a college degree or any other type of certificate to achieve success in this business? You do not need a college degree or any formal training, you can learn what you need to know here by applying these principles to your business. Do you need to have money to start in this business, if so, how much money do I need to get started? You do not need money to get started, you can raise money through several avenues by using outside investors for these projects. You do not necessarily have to use your own funds to begin. Does this book only focus on one type of investment? Absolutely not, this book focuses on several different types of investments. You can focus on what type of investment that is appealing to you. For example, if you are more interested in land investment, you can focus on that type of property. If I don’t have any money, can I partner with others? Yes, you can partner with other groups in your area, or you can even partner with us on certain type of investments. We would be glad to come alongside of you and do a joint venture together. Can this system work if I am young and just starting out in life? Yes, you just need to understand these principles and apply them to whatever size project you have. Age has nothing to do with this process and the success that will follow it. Your deal can be as small as a $5000 parcel of land, and you can still make a profit. If I want to start out on a smaller scale, can I still make this work for me? There are no limits or guidelines. This system works on (any) scale. You can start as small or as big as you want depending on what properties are available in your area. There are no limits. Is a real estate license required or necessary to do this? No, you’re actually better off without a real estate license because it involves much more detail and disclosure of being an agent. As an agent we must disclose that we are licensed real estate professionals which gets in the way of many of our deals because lots of owners want to avoid agents. Do I need to have knowledge of real estate for these principles to work? No, but the more you do this business the more you will learn about real estate. You just need basic math skills to understand how dividing property becomes more valuable and what that number looks like.
